Land development at Carle at the Fields in Champaign, Illinois

Fehr Graham staff reignited a relationship with Carle Foundation to help plan and design a 210-acre mixed-use business and commercially zoned district in southwest Champaign at the Interstate 57 and Curtis Road interchange. Planning started in 2016, construction on the 300,000 square foot Carle administrative building started later that year and opened in early 2018.

Carle also partnered with Christie Clinic with a 71,000 square-foot Christie outpatient center and 80,500 square foot Carle Medical Office Building flanking the 46,700 square-foot Carle surgery center. Carle and Christie broke ground in October 2017, and all buildings opened in 2019.

The developer also included commercial elements from a Hampton Inn to retail shops to complement the area between the administrative buildings and medical campus.

The project included a master stormwater plan with multiple nested detention ponds, sanitary sewers, a traffic impact analysis and three intersection design studies with signalization for arterials and major collector roads. Project delivery included a design bid-build contract with construction manager approach.
